My investment in Kerry Properties

I have a positive experience in investing in Kerry Properties (0683.HK). I invested about $100,000 SGD in this stock a year ago. 

I was attracted by the low price earning ratio (less than 6 times), high dividend yield (more than 6%) and attractive discount (more than 60%) to the book value. The fundamentals for this stock were excellent.

I sold all of them in June at a profit of $30,000 SGD. At that time, there were some uncertainty about the stock market in China. As the stock had appreciated 30%, I took profit. 

The price dropped by about 20% in the following two months. When the price reached $23, I bought 20,000 shares. The fundamentals for the stock was excellent. 

The financial results released for FY20 was better than expected. The stock price moved up about 10%. 

I studied the annual report for this stock two days ago. I was surprised to learn that most of its properties and developments were in China. (Earlier, I thought that their main exposure was in Hong Kong). 

Recently, there were news that the China government was taking action to cool down the property market and bring prices to a more affordable level. I expect it to be challenging for the property market.  Read this report.

I sold off all the Kerry Property shares and realized a gain of $8,000 SGD. 

I do not own any shares in Kerry Properties now. I will monitor this stock and may come back in a year or two, when the property market in China has corrected. 

(Note - I also sold off all my shares in Country Garden. In this case, I took a loss).
