Why is the property market in Singapore still strong?

Why is the property market in Singapore still strong, when stock markets in Singapore and around the world have collapsed by more than 30%?

I share my views.

It is a matter of time. It takes some time for the losses in the stock market to affect the property market.

I have experienced many property slumps in the past. It started with the stock market and flowed to the property market a year or two later. When the property market dropped, the fall could be 50% or more.

This is usually the result of forced sales of properties by the banks, in a bear market when the buyers had lost confidence in picking up the depressed properties. Perhaps, most buyers did not have the spare cash to buy these properties and the banks were not able to extend loans on the new purchases. The banks were already too heavily exposed to properties.
